Being a RE agent I do know you can go 50% in sq feet in the home to your lot. meaning legally you can expand to aprox.1000 feet out of a 2200 sq ft lot with proper permits. $2000 a sq foot has to be a record here. Jeeez
Yes, you can go 50% in sf based on the size of the lot. The issue with a 2200sf lot is you really need to go to a 2nd story and the foundation may not be able to accommodate it without tearing it all down. With set backs, etc., I don’t know how much space there is to add to a single story.
If this is across from the fire station -east side of San Vicente – then it’s not the Norma Triangle. You’re paying for the land and the location – not necessarily the size of the home. And for the luxury of not having someone above or below you or a shared wall with another person(s). Good to hear property values haven’t declined…yet. Even with the rise in crime, homelessness and cost of living in this city.
It isn’t in the Norma Triangle. The Norma Triangle comprises Keith Ave, Lloyd Place and Norma Place. All of which are west of San Vicente just a few blocks north of SMB. Last year a small lot house in the Norma Triangle sold for over 2 million. Granted that house was in much better shape and a bit larger.
Thats considered a luxury??
This isn’t that surprising in the Norma Triangle. It would be worth more if the lot wasn’t so tiny. Not much you can do with a 2240sf lot.
